The Future of Housing is Here — And It’s Smarter Than Ever. Stephanie Elliot

A Week on from the DHI Launch Event — And the Insights Are Still Resonating

It’s been a week since the launch event for the independent evaluation of Bield Housing & Care’s IoT deployment — and the energy, ideas, and inspiration from the day are still very much alive.

I had the pleasure of attending this forward-looking event, which brought together housing, technology, and care professionals from across the sector. Delivered in partnership with Archangel, the Digital Health & Care Innovation Centre (DHI), and part of the Glasgow City Region 5GIR Smart and Connected Places Programme, the event marked an important milestone in the ongoing transformation of housing through digital innovation.

At its heart was the evaluation of Bield’s pioneering use of smart sensor technology in housing — a project that’s redefining how we think about property management and tenant wellbeing.

From temperature and humidity monitoring to behavioural insights, the deployment demonstrated the real-world impact of IoT in enabling preventative maintenance, reducing risks, and supporting tenants to live safely and independently in their homes. This wasn’t just a technological showcase; it was a glimpse into a smarter, more connected future for housing.

The insights presented — particularly those from the FarrPoint evaluation — have sparked essential conversations about scalability, data ethics, tenant engagement, and cross-sector collaboration. The feedback from tenants and frontline staff was particularly powerful, reminding us that innovation must always serve people first.

That’s why we’re especially excited to continue the conversation.

We’re delighted to welcome SFHA Associates and TEC Housing collaborators archangel to the upcoming TECH Forum, where they will share key findings from the evaluation and what it could mean for the future of housing. It’s a fantastic opportunity to learn more about how data-driven design and collaborative partnerships are shaping the homes — and support systems — of tomorrow.

As we look ahead, one thing is clear: digital transformation in housing is no longer a question of if — but how we do it well, inclusively, and with long-term impact in mind.
